Unfortunately, there is a two-story house about 10 feet on the other side of the six-foot fence. So not only is there a visual issue, but a noise issue as well. I don't claim it to be the ideal party place. But it is available and attached to our home. That makes it quite convenient! Our patio is very private. The party place has the adjacent garage,,,, we don't. So there are plus's and then there are less plus's.
This may be an absurd idea...... But hear me out.
Maybe you switch party place and living place?
Then the garage would be attached, I can't remember what part of the country your from, so maybe having an attached garage doesn't mean anything. Also, it may take care of some of the privacy options, with the 2 story house on the other side of the fence. It might put the party area opposite the neighbors.
Though, I'm sure your first decision was deciding which place to live now that you have options.
But just throwing it out there.

The double garage which contains our entire theme camp is only accessible by opening the double door directly to the driveway and street. Not a good place for a dungeon.

It is totally unSoCal-like to use your garage for housing vehicles.

Without the directly accessible garage for play space, the other unit would not even be considered for a dungeon-type play n stay.

OK, that makes since!
I thought only one unit had a garage.
I figured that very first thought would have been "Do we move and switch spaces, or just turn the new one into the play space."

But, if you're anything like me often what should be the first thought/question and then easiest solution is over looked.
