Captain, for future consideration you might want to factor in the cost of having someone taking care of the place (whatever schedule and service that you're looking for). That way you won't wind up in a position of either having to play the heavy for yardwork, being the sore spot on the block, or having to do the work yourself. That might even be something to consider as part of a rent increase - in fact, maybe if you let your tenant know that's in the cards if the place isn't in good shape by the date you specify, they'll get off their ass.
Ygmir, you may already be doing this, but if not you might want to consider connecting with the PDX burner groups on Facebook and putting out the question? When it's a hot market, leveraging networks of friends, or friends-of-friends can be a good way to find out about a place before it even gets listed. Good luck in finding a place for her!

And if you're more of a weekend warrior type (that is, busy during the week and only really get to work on your playa projects on weekends or holidays), you've got 28 work days before the gate opens! Time to get 'er done!
Had rain the 1st few nights but overall was good weather. Got to work on truck now , on the way home it felt like it was running rich, and choked out up the hill on hwy 26 . Also the choke stopped working, so got some fixin to do before BM.
