Damned internet company... their "upgrade" wasn't an upgrade at all, just replacing a piece of damaged equipment with another piece of equipment that has the same performance specs? They've been upgrading buildings in our area left and right to get them to 200mbps-500mbps, so when they said they were going to upgrade us I was all kinds of excited and more than willing to suffer through slower-than-promised speeds. On the upside, it's still plenty zippy and way faster than cable.

Got a lot of other stuff done today, and then just finished a tasty ravioli dinner. Fresh stuff we picked up over the weekend at the farmer's market. We like to make our own, but there isn't always time and energy for that. Now it's time to drink vodka (or whatever your drink of choice may be)!

wow, 200 mbps.......I am just thrilled to have gotten 9 mbps, which is 8 times faster than the DSL I just dropped.........

avoiding boring details, I would say it seems that some people have little patience or sympathy for an issue caused by something like a health issue, that's no ones fault.......dang it.

dang this rental/home search in Portland, OR, and surrounding area!
I've not been on this end of things in 30 years. Wow, has it changed! My daughter is trying to find a place to live up there, and, there seems just nothing available, well, nothing under 1200/mo for a studio or 1/1. And at that, you have to prove 3x monthly income, which is tough, at best.
I guess now I know why I get so many responses on my rental ads, since I try to keep rents fair, and make decisions not totally based on hard income facts, but also on my "gut" feeling about people, and their integrity.

yeah, it's not a matter of co-sign, it's just finding a place. They seem only to last hours if rent is under 1200/mo.
and many places have dozens waiting on lists...........

Yggy I've always done that with my rental and I keep learning over and over why people put up such tough qualifications!
I've been at mine lately because that's where I had the Land Yacht stored (I've started work on it). I'm usually nice - too nice - but I flat told renter the place looks like shit, that it CANNOT stand out as the worst place on the block. Right now, it does.
And he's got the place at a near give-away price. He's supposed to do extra work to make it look better in exchange for that... they never do.
I swore I wasn't going to go over and clean it up, mow, edge, do dump run etc. for him, but the bottom line is its my house and I just can't let it look like that.

I totally understand why most landlords are so strict!! I must learn!!
I'm gonna send Charlie over there to 'splain the facts. She doesn't know the guy and doesn't care what he thinks, it's all business.
If that doesn't work I'll buy you a plane ticket up here & back, so you can 'splain it more clearly than I would!!

I have a place sort of the same situation. and yet, they never complain or call me to fix stuff, rent is always on time, and it's mostly clutter. They've been there 3 years, and I've only been over maybe 3 times, for issues that made total sense for me to do, not them....so, "clutter" or some such, seems not that big a deal, in that if and when they move out, if it's not cleaned up, the deposit is used. But, while there, as long as the actual property is not being damaged, I'm ok........
and yeah, I can come help you. hahaa, I can "splain it better" or at least try!

Captain, for future consideration you might want to factor in the cost of having someone taking care of the place (whatever schedule and service that you're looking for). That way you won't wind up in a position of either having to play the heavy for yardwork, being the sore spot on the block, or having to do the work yourself. That might even be something to consider as part of a rent increase - in fact, maybe if you let your tenant know that's in the cards if the place isn't in good shape by the date you specify, they'll get off their ass.

Ygmir, you may already be doing this, but if not you might want to consider connecting with the PDX burner groups on Facebook and putting out the question? When it's a hot market, leveraging networks of friends, or friends-of-friends can be a good way to find out about a place before it even gets listed. Good luck in finding a place for her!

I wrote it as figure out what it would cost to make sure it gets done, then figure that into what you charge for rent. Sorry if I wrote that badly. Actually, I don't know if that's a San Francisco thing (you think we've got yards here?), most apartments I've lived in (from Pittsburgh to Columbus to New York to Los Angeles) whenever there's been grounds to keep, the cost of that being done has been a part of the rent. I've never been a house renter, and I've never lived in your neck of the woods, and I certainly don't know what you're charging or the market will bear. But if making sure it gets done means the rent goes up, then the rent goes up. If your place looks like a dump for a long enough stretch it affects the property value, doesn't it? And probably doesn't make the neighbors real happy either.

Anyhow, booze-thirty... off I go!
